The Summerville community guide is a free ten-page PDF that puts seven communities in and around Summerville side by side. Each one gets its own page, written the same way: where it sits, which county it is in, which schools are assigned to it, what the community itself offers, and whether the homes there are new construction, resale or both. What is in the Summerville community guide?

Seven Summerville-area communities, one page each, laid out identically so you can read them against each other instead of against seven different websites. That sameness is the whole point. Every community page in the guide carries the same six things:

  • Where it sits. Approximate distance to downtown Summerville, approximate distance to I-26, and the road you would actually use to get there.
  • Which county the address is in. This one changes more than people expect, and it follows through to your tax bill and your school district.
  • The assigned elementary, middle and high schools, named as attendance-zone facts. No ratings, no opinions about any school.
  • What the community itself offers, in plain terms: pools, trails, town centers, golf, gardens, community events, whatever is genuinely there.
  • Whether homes there are new construction, resale, or both.
  • A direct way to ask me about that one community rather than about the whole area.

In front of the seven there is an at-a-glance table putting all of them on one screen, and a page pointing you to the longer written town guides on this site. At the back there is a short page about me, so you know who sent it.

Distances in the guide are approximate. School attendance zones, builder inventory and community amenities all change, so the guide is a starting point and not a substitute for confirming anything you are about to make a decision on. Ask me and I will check current zoning or current availability for you.

Which communities does it cover?

Nexton, Cane Bay Plantation, Carnes Crossroads, Summers Corner, Legend Oaks, Pine Forest Country Club and The Ponds. Three of those already have a full written guide on this site, and the guide points you at them; the other four are written up in the guide and nowhere else here yet.

Anyone trying to tell seven Summerville-area communities apart without driving all of them on a Saturday. There are two situations it gets used for most, and it does a slightly different job in each.

What does the guide not tell you?

It does not tell you what is for sale this week, what anything costs, or which community you should pick. Those are the three things a PDF is worst at, so the guide does not pretend otherwise:

  • No prices and no market numbers. Anything that moves week to week belongs on the dated Summerville market update, not in a document that will sit in your downloads folder for six months.
  • No school ratings. The guide names the assigned elementary, middle and high school for each community and stops there. Zones get redrawn, and how to check the current one for a specific address is covered in how to research schools in the Charleston area (coming soon).
  • No ranking. The seven are in no order of preference and none of them is presented as the best. They are different places, and which one suits you is a conversation, not a table.
  • No current availability. What is actually on the market in any of these communities changes daily. Ask me and I will pull it.
