A field guide to your next move in the Lowcountry.

Some of you are landing on PCS orders to Joint Base Charleston. Some of you are moving for a job, a retirement, or a change of pace, buying a first home, or building new. Some of you are selling a home here on a timeline of your own. Wherever you are starting from, the guides below start there too, and I help families make this move calmly, often from a thousand miles away.

Compiled by Megan Duncan, REALTOR, MRP · Modern + Main Realty · Moncks Corner, SC

The territorySummerville, Nexton, Cane Bay, Moncks Corner, Goose Creek, and Carnes Crossroads. The dossier below files each one.

TimingYour move date, or the date you want to be on the market, drives everything here. Every plan runs backward from it.

The short version

If you are buying, most of this comes down to two things: where you drive most days and the kind of home you want. If you are selling, it comes down to the date you are working against. Either way, bring me your date and we will work backward from it. The guides on this page are filed by starting point; find yours and skip the rest.

BAHIdentical across all six suburbs. Joint Base Charleston sits in Military Housing Area SC259.

Drive timesNot published as hard facts here: they vary by subdivision, gate, and time of day. I map your short list against your actual drive.

The neighborhood dossier

Six towns. What each one trades.

Commute and home type decide most moves into the six towns I serve. These are the short files; each opens a full neighborhood guide. If you are selling in one of them, the same files show what your buyers are weighing. For military families: Charleston BAH (MHA SC259) is identical across all six, so the allowance is not the decision.

One axisEvery file below answers the same question in its last line: what you are trading when you choose this suburb.

Orientation

I made this move too.

I am an out-of-state transplant myself, and I remember what it feels like to plan a life around a move date and a map you have never driven.

Since then I have helped dozens of families in the Lowcountry, through PCS seasons, deployments, and new-construction builds. I am Megan Duncan, REALTOR and Military Relocation Professional (MRP), licensed in South Carolina, with Modern + Main Realty in Moncks Corner, near the Naval Weapons Station side.

This site is set up like a field guide because that is how I work: real places, plain facts, and a sequence you can follow. Start with the neighborhood dossier, or pick the guide that matches your move.

The guides

Start where you are.

  1. PCS to Joint Base Charleston

The complete guide to Joint Base Charleston: the timeline, the fly-in trip, on-base versus off-base, BAH by area, and commute, one step at a time.

    Read the complete PCS guide
  2. New construction

On a new build I represent you, not the builder, and the build schedule gets managed against your move date. If you are already touring model homes, start here.

    Read the new-construction guide
  3. VA loans and first-time buying

If this is your first home, or your first time using a VA loan, the FAQ answers the questions buyers hesitate to ask, money included, in plain language.

    Read the VA loan FAQ
  4. Moving here from out of state

For a job, a retirement, or a change of pace. The guide walks the six towns, the commutes, and what each one trades, without assuming you have ever seen South Carolina.

    Read the relocation guide
  5. Selling your home

Prep, staging, and a plan that respects your own timeline, whether you are moving across town or across the country. If you are selling around orders, the plan gets built around your report date.

In their words

Two families who made this move.

“Megan is absolutely amazing! Being a first time home buyer with my boyfriend on deployment, she made the whole house buying process super easy. Their whole team is absolutely amazing from start to finish. Definitely recommend them to anyone who is thinking of moving to the Charleston area.”

Keely SandsMilitary PCS family

“I was unable to visit town to view houses in person, but Megan provided exceptionally detailed video walkthroughs that made it feel as though I was there. The buying process went very smoothly, as Megan kept us informed at every step. I highly recommend Megan to anyone in the market for a home.”
