The short answer. This site collects what you type into one of its forms, and nothing else. There is no advertising, no tracking pixel, no cross-site profile, and no account to create. What you send is saved on this website and emailed to me. If you tick the box that agrees to calls and texts, the site also records the evidence that you ticked it, because the law that governs that consent requires me to be able to show it.

What this site collects, and when
Nothing is collected by visiting. Collection happens only when you submit a form, and every form on this site tells you what it is for before you fill it in.
When you send an enquiry, request a guide, or ask for a valuation, the site records your name, your email address, your phone number if you give one, whether you described yourself as buying, selling or renting, anything you typed into a free-text field, the address of the page you submitted from, and the date and time.
When you book a call, it records your name, your email address, your phone number, the time slot you chose, the time zone your browser reports, the page you booked from, any note you added, and a short public reference so you can refer to the booking later.
The affordability calculator and the PCS timeline planner work out their answers and hand them straight back to you. Neither one stores what you entered unless you separately choose to send it to me through the form attached to it. Your pay grade, your report date and the numbers you tried are not kept.
There is no comment system, no forum, no newsletter sign-up that runs outside the forms above, and no visitor registration. You cannot create an account here, because there is nothing to log in to.
The calls-and-texts consent box, and what it records
Consent to receive calls and text messages is never pre-ticked and never assumed. It is a separate box, unticked, that you tick yourself, and you can send any form on this site without ticking it.

If you tick it, the site stores four things alongside your enquiry so that the consent can be evidenced: that you consented, the date and time you did, the IP address your request came from at that moment, and an identifier for the exact version of the wording above that you were shown, currently tcpa-2026-06. If you do not tick it, no IP address and no consent record is stored with your enquiry at all.
Replying STOP to any text message opts you out. You can also ask me directly, by email or phone, and I will act on that the same way.
Where it goes
Everything you submit is saved to a database table on this website first, before anything is sent anywhere else, and is then emailed to me. That order is deliberate: the record is mine and yours, and it survives any other service being switched off.
No customer relationship management system is connected to this site at the moment, so no copy of your enquiry is sent to any third party. If that changes, this paragraph will name the service, because it is read from the site’s settings rather than written by hand.
If a delivery fails, the site retries it a limited number of times with an increasing delay and then falls back to email. It keeps a short log of those attempts so a lost enquiry is visible rather than silent. Any credential used to make the delivery is stripped out of that log before it is written.
Nothing here is sold, rented, or shared for advertising. There is no data broker in this picture.
Cookies
This site sets one cookie, and only on the pages that offer appointment times. It is named ss_bk_seed, it is first-party, it is marked HttpOnly so no script can read it, it is marked SameSite Lax, it is sent only over HTTPS, and it expires after twelve hours.
It contains a one-way digest that is recalculated every day, plus, if you arrived through one of the links on the home page, one of five public words describing which of those links you followed. It carries no name, no identifier, no email address and nothing that could be traced back to you, and the browser details used to compute the digest are hashed and discarded in the same request rather than stored.
Its only job is that refreshing the page shows you the same appointment times you saw a moment ago, instead of a list that moves while you are deciding.
There is no advertising cookie, no analytics cookie, and no third-party cookie of any kind, which is why this site does not put a consent banner in your way. WordPress itself sets cookies for people who log in to administer the site; visitors never do.
Analytics and content loaded from elsewhere
This site loads Google Analytics 4, which records the pages you visit and how you arrived, and which sets its own cookies under Google’s terms.
The fonts, images, stylesheets and scripts this site uses are served from this site. Nothing is fetched from a font network, a script CDN, or an embedded widget, so opening a page here does not announce your visit to anyone else. The one exception is a link you choose to click that leaves for another site, which is then that site’s business rather than mine.
The company that hosts this website keeps ordinary server access logs, as every web host does. Those logs are the host’s, they are kept to their schedule, and I do not analyse them.
My calendar
No calendar is connected to this site at the moment, so nothing is sent to Google and nothing is read from it. When one is connected, this site will ask it only for the start and end times of intervals that are already busy, never for the titles, attendees or locations of my appointments, and booking will write an event containing the details you submitted so the appointment exists somewhere I will see it.
Keeping the forms usable
To stop automated abuse, the site allows 10 submissions from the same internet address in any 10 minutes. It does this by keeping a counter under a one-way hash of that address, which expires by itself after 10 minutes. The address itself is not stored for this purpose, and the counter is not linked to anything you submitted.
There is no CAPTCHA on this site and no puzzle to solve, because a puzzle is a barrier to the reader as often as it is to the machine.
How long any of this is kept
I will be straight with you about this, because most policies are not. Enquiries and bookings are kept until I delete them. Nothing on this site expires them automatically, and there is no scheduled clear-out. In practice that means a record stays until you ask me to remove it or I no longer have a reason to hold it.
The consent record attached to an enquiry is the one part I have a reason to keep for longer, because it is the evidence that you agreed to be contacted.
Asking me for a copy, a correction, or a deletion
Ask and I will do it. There is no automated self-service tool on this site for exporting or erasing your record, so I handle these by hand rather than pretending a button exists. You can also simply stop. There is no account to close and no list you have to be removed from unless you asked to join one.
Children
This site is for people buying and selling houses. It is not directed at children, and I do not knowingly collect anything from anyone under thirteen. If you believe a child has sent something through a form here, tell me and I will delete it.
