Accessibility

By Megan Duncan, REALTOR, MRP · Modern + Main Realty · Moncks Corner, SC

The short answer. This site was built to meet WCAG 2.1 Level AA at the code level, and I have listed below exactly what that meant in practice and what has not been tested. It is a description of how the site was built. It is not a certification, and I am not claiming one.

What was built in

These are specific decisions, not a statement of intent. Each one was checked while the site was being built:

  • Headings are used in order and each one names the section it opens, so the outline you hear matches the outline you see.
  • The header, navigation, main content and footer are real landmarks, so you can jump between them rather than reading through.
  • Form fields have real labels tied to them, related fields are grouped with a legend, and errors are announced rather than only coloured red.
  • Nothing is communicated by colour alone.
  • Buttons, links and checkboxes are at least 44 pixels on their shortest side, which is the size a finger actually hits.
  • Every form on this site works with JavaScript switched off. The booking panel, the affordability calculator and the PCS planner all submit and answer without it.
  • The site does not scroll sideways at any width from a small phone up to a wide desktop.
  • Animation respects your system setting. If you have asked your device to reduce motion, this site reduces it.
  • Typefaces are served from this site and text is set in relative units, so your own browser text-size setting is honoured.
  • Images that carry meaning have text alternatives. Images that are purely decorative are marked as decorative so a screen reader skips them instead of reading out a filename.
  • My brokerage name and licence details are live text, not part of a picture, so they can be read out, enlarged, and copied.

What has not been done

This is the part worth reading.

  • No person has yet gone through this site with a screen reader. The structure was verified against the browser’s accessibility tree by automated means, which is not the same thing and does not catch what is merely confusing.
  • No person has yet gone through this site using only a keyboard.
  • There has been no third-party accessibility audit, and no conformance report has been issued by anyone.
  • Nothing here has been reviewed by people who actually use assistive technology day to day, which is the test that matters most and the one I have not run.

So the honest position is this: the code was written to the standard, and the experience has not been confirmed by the people the standard exists for. I would rather say that than publish a badge.

If something here is in your way

Tell me and I will fix it, and in the meantime I will get you the same information another way. If a page, a form or a document on this site is not working for you, email or call me on hello@meganduncanrealtor.com or (843) 330-7942 and say what happened and what you were trying to do. If you would rather not put it in writing, call and say so.

Nothing on this site is only available through the site. Every answer here is one I will give you on the phone, and every form is one I will fill in with you if that is easier. Booking a call, asking a question, and getting a valuation can all be done by voice.

I aim to reply within one business day, and I will tell you what I am going to do about it rather than only that I received it.

The next step

You can hand this move to me.

I moved to the Lowcountry from out of state myself, and I have helped dozens of families here do the same. One date sets the entire plan. Bring it to me and we will build the timeline together.
